No fiscal implication to the State is anticipated.
The bill would amend the Local Government Code to authorize a municipality when adopting zoning regulations, in addition to those items the municipality is already authorized to regulate, to regulate either the percentage of a lot that may be occupied, the amount of impervious cover allowed on a lot, or the limits on the floor to area ratio of the lot. Under current statute, the percentage of a lot that may be occupied may be regulated; but, under the proposed revision, with the addition of two other choices, the municipality would be allowed to regulate only one of the three choices. Those choices would also be excepted from a home-rule municipality's regulations of the bulk of buildings.
