No significant fiscal implication to the State is anticipated.

The bill would amend the Property Code and provide that a tenant who terminates a lease early is liable to the landlord for damages that accrue to the landlord as a result of that early termination minus setoffs or amounts collected by the landlord in his/her effort to mitigate the damages. While the provisions of the bill could result in additional investigations by the Office of the Attorney General, it is assumed that any costs associated with implementation of the provisions of the bill could be absorbed within existing state resources.
