A BILL TO BE ENTITLED
 
AN ACT
  relating to the renewal of certain leases in manufactured home
  communities.
         BE IT ENACTED BY THE LEGISLATURE OF THE STATE OF TEXAS:
         SECTION 1.  Subchapter E, Chapter 94, Property Code, is
  amended by adding Section 94.2041 to read as follows:
         Sec. 94.2041.  NONRENEWAL OF LEASE FOR CERTAIN TENANTS WITH
  MINOR CHILDREN. (a) This section applies only to a lease
  agreement:
               (1)  with a tenant:
                     (A)  who resides in the manufactured home with a
  minor child; or 
                     (B)  whose tenant residing in the manufactured
  home resides in the manufactured home with a minor child; and
               (2)  the expiration of which would occur during a
  semester of school as determined by the local school district.
         (b)  A landlord that chooses not to renew a lease agreement
  described by Subsection (a) shall:
               (1)  convert the lease to a month-to-month lease; and 
               (2)  renew the month-to-month lease every month until
  the end of the lease would occur outside of a period described by
  Subsection (a)(2).
         SECTION 2.  The changes in law made by this Act apply only to
  a lease agreement entered into or renewed on or after the effective
  date of this Act.
         SECTION 3.  This Act takes effect September 1, 2025.
